Yes all our properties are furnished with beds, wardrobes, drawers, computer desk, fridge, freezer, washing machine, tumble dryers (not in all properties) oven & hob, microwave, hoover, dining table, lounge chairs, 50″ TV’s. Please note we do not supply kitchen utensils or bedding.

Yes, Gas, Electric, Water Supply, Waste Water and SuperFast Unlimited Fibre Broadband are all included in the rent. Students are exempt from council tax.

Yes, all rooms must be filled however should two people wish to share a bedroom then the second person is only charged half the rent. This is providing it doesn’t exceed the HMO limits.

We are happy to show you around our properties at any time convenient to you. However this may depend on the current tenants as we have to give them prior notice but this is never normally a problem.

Normally 11 or 12 months from 1st September but this may be negotiable.

No we do not charge any admin fees.

Yes, one months rent which is held by the Deposit Protection Scheme.

Yes we require all tenants to have a guarantor. This needs to be someone that is a UK resident, a homeowner and fully employed. If you do not have a guarantor then three months rent in advance will be required.

All tenants are asked to set up a standing order payable directly into our account on the first of every month. You are welcome to pay in advance when your loans come in.

If you wish to secure a room then simply click on the Reserve Your Room link and complete the form or give us a call. After you have submitted your form you will receive an automated email confirming receipt and giving you details on how to pay your deposit.

On an Assured Short hold Tenancy Agreement, you’re legally bound until the end of your tenancy period. We can however consider ending your tenancy if you have a replacement. The new tenant will need to meet all of our criteria and be able to provide full guarantor details prior to the process being complete.
