Is there a phone line?

No there isn’t a phone line.

Is there Broadband?

Yes, all our properties have Superfast Fibre Unlimited wireless broadband is included in your rent.

Is there a TV?

Yes all our properties have 50″ SMART 4K TV’s.

What happens if there is a maintenance issue at the property?

Just call us and we will send one of our trusted trades to sort the problem.

Are all properties furnished?

Yes all our properties are furnished with beds, wardrobes, drawers, computer desk, fridge, freezer, washing machine, tumble dryers (not in all properties) oven & hob, microwave, hoover, dining table, lounge chairs, 50″ TV’s. Please note we do not supply kitchen utensils or bedding.

Are utility bills included in the rent?

Yes, Gas, Electric, Water Supply, Waste Water and SuperFast Unlimited Fibre Broadband are all included in the rent. Students are exempt from council tax.

Are pets allowed?

No sorry!

Can I smoke in the property?

No sorry!

Can I share a room with someone?

Yes, all rooms must be filled however should two people wish to share a bedroom then the second person is only charged half the rent.

When can I arrange a viewing?

We are happy to show you around our properties at any time convenient to you. However this may depend on the current tenants as we have to give them prior notice but this is never normally a problem.

How long does the tenancy agreements run for?

Normally 11 or 12 months from 1st September but this may be negotiable.

Are there any administration fees?

No we do not charge any admin fees.

Is a deposit required?

Yes, one months rent which is held by the Deposit Protection Scheme.

Do I need someone to guarantee my rent?

Yes we require all tenants to have a guarantor. This needs to be someone that is a UK resident, a homeowner and fully employed. If you do not have a guarantor then three months rent in advance will be required.

How & when do I pay the rent?

All tenants are asked to set up a standing order payable directly into our account on the first of every month.

How can I secure the property?

If you wish to secure a room then simply click on the Reserve Your Room link and complete the form or give us a call. After you have submitted your form you will receive an automated email confirming receipt and giving you details on how to pay your deposit.

Can I leave the contract earlier?

On an Assured Short hold Tenancy Agreement, you’re legally bound until the end of your tenancy period. We can however consider ending your tenancy if you have a replacement. The new tenant will need to meet all of our criteria and be able to provide full guarantor details prior to the process being complete.
